1\. **Property price:** The higher the property price, the higher the stamp duty rate. 2. **Buyer type:** First-time buyers enjoy stamp duty relief, while investors pay a surcharge on additional properties. 3. **Property location:** Stamp duty rates differ across the UK. For example, Scotland has Land and Buildings Transaction Tax (LBTT), and Wales has Land Transaction Tax (LTT), each with its own thresholds.

For properties valued at up to £125,000, no stamp duty is payable. However, once the property price exceeds this threshold, different rates apply for each portion of the property price. For example:

-   Properties between £125,001 and £250,000 attract a 2% rate. 
-   Properties between £250,001 and £925,000 attract a 5% rate.

This relief was introduced to make it easier for new buyers to enter the housing market.
