# How we get our data

Every figure in this directory comes from a named public source, is normalised the same way for every firm, and carries the date it was last checked. Nothing here is an estimate or a paid placement.

### The firms: the SRA register

The list of firms and offices comes from the Solicitors Regulation Authority's open register of regulated organisations. We keep only firms whose work areas include residential conveyancing and whose authorisation is current.

A firm that disappears from the register is flagged rather than deleted, so a listing never silently changes. Being listed is not an endorsement by the SRA or by us.

### The ratings: Google reviews

Ratings and review counts come from the firm's own Google Business Profile, matched to its SRA office address. We store the star rating, the number of reviews and the date we fetched them. We do not write, edit, filter or reorder reviews.

A rating based on very few reviews is shown but carries less weight in the ranking, because a single review is not a track record. Where we could not confidently match a firm to a Google listing, we show no rating rather than a guess.

### The prices: the firm's own website

Under the SRA Transparency Rules, firms doing residential conveyancing must publish their prices. That published page is our only source for fees. We read it, record the figures and link to the page so you can check it yourself.

How we make prices comparable

1. **Legal fee only.** We separate the firm's own fee from disbursements such as searches, Land Registry fees and Stamp Duty, which are the same wherever you go.
2. **Excluding VAT.** Where a page quotes a price including VAT we convert it back to the fee excluding VAT, so an inclusive quote never looks more expensive than an identical exclusive one.
3. **One transaction at a time.** Fees are held separately for freehold purchase, freehold sale, leasehold purchase, leasehold sale, remortgage, transfer of equity and never averaged across them.
4. **Matched property value.** Fees are compared only within the same value band: Up to £250,000; £250,000 to £500,000; £500,000 to £1m; Over £1m. Firms that publish one price for any value are compared in every band.
5. **Charging basis recorded.** A fixed fee, a "from" price and a range are not the same promise, so we record which it is. Hourly rates and percentage-of-value charging are not comparable and are excluded from price bands.
6. **Sanity limits.** A residential conveyancing legal fee outside £300 to £6,000 is treated as a misread and sent for manual review rather than published.

The £ / ££ / £££ band on a firm is its position among firms doing the same job at the same property value nearby, not a fixed price cut-off. Where a firm publishes no figures we say so plainly instead of leaving a blank.

### How fresh is it?

**How many firms have we read?** Not every firm's page can be read automatically. We work through the register in stages: a plain read of the firm's pricing page first, then a full browser render for pages that build their prices with scripts or publish them in a PDF, and finally a human check for anything still unclear. A firm counts towards our published coverage figure only once we have actual figures from its own page, so the number is deliberately conservative: firms whose page we found but could not read yet are counted as no figures, never estimated.

Every rating and every fee carries the date it was last checked, shown on the firm's listing. Ratings are refreshed on a rolling cycle, most often for the firms people look at most. Fees are re-read from the firm's pricing page, and a re-read replaces the old figure rather than adding to it.

Prices change. Always confirm the current fee in a written quote from the firm before you instruct them.
