The tool we built, and why

    Choosing a conveyancer comes down to three things: where they are, what people say about them, and what they charge. Nobody had put those in one place, so we did.

    Location

    We take every firm on the Solicitors Regulation Authority's register that tells the SRA it handles residential conveyancing. That's 3,477 firms across 7,121 offices, mapped to where they actually are. We didn't pick them and no firm can pay to be added, removed or moved up. If a firm's authorisation is withdrawn, it comes off automatically.

    Reviews

    The number on each pin is that firm's Google rating. Before we show it we check the listing really belongs to that firm, matching the name, postcode, phone number and website against the register. If we can't confirm it, we show no rating rather than risk showing you somebody else's. About four in ten didn't pass that check, which tells you something about how carelessly this data usually gets repeated. Where we couldn't confirm it, the pin says so rather than showing a number. That's a gap in what we could verify, not a mark against the firm.

    Pricing

    Firms doing residential conveyancing have to publish price information on their own website. We go and read it, record the figure, and keep the page address and the date we checked. Every fee here links back to where it came from, so you can see it yourself. Just over half publish figures we could read. Where we found nothing we say we didn't find it, rather than that it isn't there, because we might have missed it or they might have added it since.

    How the order is set

    Best match weighs distance, published fee and Google rating together. A firm with no published fee or no confirmed rating is treated as missing, never as zero, so it isn't pushed down for a gap in our data rather than anything it did. Sort by nearest, highest rated or lowest fee whenever you like. No firm can pay for a higher position.

    This is free, and separate from what we do

    We're a quotes team. We hand-pick a panel of regulated firms, negotiate rates with them, and match movers to one, which is how we're paid. This directory is not that panel. Most of the 3,477 firms here have no relationship with us at all, and the ranking doesn't favour the ones that do. Use the tool and go direct if that suits you better. We built it because the information should exist, and we'd rather you chose with it than without it.
